Ken McElroy gives investor
wannabes some honest, sound advice about buying and caring for real
estate. He also gives some legal advice about those one would naturally
rent or sell to once one buys the property. Having invested in property
and been in charge of properties for others, McElroy has mounds
of information for his readers. This is reason enough to listen
to the audio book repeatedly. The author uses plenty of the banking,
investment, taxing and banking terms. If you’re new to real
estate investment, some of the terminology might confuse you. It’s
best to keep a dictionary handy.
McElroy goes into his
first investment, which may seem small to some and expensive to
others. He leads readers through the investment, through his best
moments and his mistakes. Some of his advice is not to lose touch
with the owners of property you want should they turn you down,
team up with others so you don’t carry the burden of the costs,
and do your homework -- know the area you want to invest in; you
don’t want an apartment complex controlled by gang members..
The author uses real property as he goes through the step by step
investigating, purchasing and handling a piece of property. He frequently
mentions doing background checks on future investors, employees,
and renters.
So whether one is looking
to make a large or small investment, this book tells how to do it
the right way, the first time. Some of the lessons stem from common
sense and the rest are the kind you’d pay for in an expensive
business class or in the school-of-hard-knocks. The ABC's of
Real Estate Investing is worth its weight in gold. I can’t
recommend it highly enough.
